Electrical Installation Condition Reports

Sometimes known as Landlords Certificates or a Periodic check this service provides an electrical engineering view on the condition of your installation such that it can continue to be used safely.

We provide a fully comprehensive service with a full set of test results and won’t sting you for unnessesary remedial works. We back up every observation with reference to the IET BS7671:2018A2 and will happily explain and discuss our codings with you.

Why is this necessary?

All electrical installations deteriorate over time due to a variety of factors including damage, wear and tear, corrosion, excessive loading, ageing and environmental influences.

Therefore checking your installation on a regular basis is not only a good way of ensuring it is safe to use but can also be used to comply with the requirements of legislation, licensing authorities, public bodies, insurance companies, mortgage lenders and many others.

From June 2020 all newly rented properties will require either a current (within the last 5 years) EIC (Electrical Installation Certificate) covering the whole installation or an EICR. All rented properties will require one from April 2021.

Whats involved?

On the day we will arrive promptly and following the agreed perimeters will first conduct a visual inspection of the installation. We will have agreed with you when it is convenient to isolate any parts of the system which are to undergo electrical testing. Whilst the installation is powered off we will conduct electrical testing of the agreed circuits.

On completion we will provide you with an electronic report (via email) which details our findings and are happy to meet with you to explain the report / results or do this over the phone.

Should we find any items which are dangerous we will work with you to make them safe until they can be repaired.

Your report will detail each of the things we have tested and inspected and an easy coding system which tells you how severe any problems found are.

What does this cost?

We quote for this work based on the number of fuseboards, quantity of circuits in the installation and if the property is empty or not. It is a fixed price, small discounts are available for landlords requesting work in multiple properties.
